The aim of this Bachelor´s thesis was to analyze façade renovation projects. Firstly, the objective was to research the causes and consequences of the discovered problems in façade renovation projects. Secondly, solutions were suggested how to avoid similar problems in the future of four exceptional guarantee works of facade renovation projects that had been implemented. In addition, the aim was to examine average guarantee works to compare with the targets of the study. This thesis was commissioned by Consti Julkisivut Oy.

The study was conducted by interviewing the supervisors, project managers, deputy managing director and the managing director who had been working with the analyzed renovation projects. Additionally, the literature related to renovating the facades and general terms of agreements was examined.

The results pointed out that the guarantee works depend on the case, and that the general terms of agreements are used but they are not always followed. Furthermore, it was discovered that guarantee works are not beneficial for any party in a building contract.

This study can be used in every façade renovation project in the future as an example of how the general terms of agreements are followed and how to avoid defects in the execution phase. This study may be used as a handbook for supervisors and civil engineers when starting their careers.
