Housing has always been one of the basic human needs. Settlement and related policies are constantly changing. There are many societal pressures on housing, with urbanization, an aging population and urban inequality. The research examined future housing. The aim of the study was to find out what are those factors based on which a person decides to buy a new home in the future. To achieve this goal, the needs, and expectations of people that the construction industry can meet with the best-selling housing product and that home buyers can also afford financially were identified. A reflective background question is what kind of new housing product are and where it should be built. The data collection method used semi-structured thematic interviews focusing on the experiences of real-estate agents in the field. The study showed that the housing market has changed rapidly in recent years. The research results looked at the features of a perfect home and the solutions that support it. As a second entity, the expectations of the with its courtyard areas were considered. The third set was the characteristics required of the environment of the place of residence. Based on the study, it can be concluded that the criteria for acquiring a dwelling are primarily the location of the dwelling, the safety provided by the dwelling and its surroundings, and the ease of everyday affairs. The practical benefit of the study is that readers receive signals about how future needs can be considered in years of development work so that decisions made now lead to the result that future home buyers expect and are willing to pay for.
