The purpose of this thesis was to make clear, how housing investor will be able to manage risks, which they might face before the purchase of an apartment, after the purchase and in the future. The research was limited to shares of apartments.

The thesis was carried out mainly basing in theory and by using source books as well as replies of housing investors based on enquiry which they answered. Different books, magazines and internet sources related to housing investment was used exten-sively in the frame of reference.

At first the theoretical part handled investing and its different forms. After that investment in housing was considered by concept as well as the risks and their management which house investors will meet is considered. The purpose of the thesis was to find out which kind of apartment would be the most riskless investment to someone who considers to start housing investment business as well as to tell what is the worst risk which housing investor can face.

As a result the study revealed that the most risk-free investment apartment is a small, cozy studio apartment, which is located in the growth center or a university town with good public transport connections. The worst of the risks to the investor are the tenant himself as well as the fact that the residential investor makes too hasty decisions.
